Using ChatGPT for Mortgages? Here’s Where Experience Still Matters
I’ll be honest with you — over the past year or so, I’ve started seeing more and more clients coming to me having already done a fair bit of homework using tools like ChatGPT.
And in many ways, that’s a good thing.
People are asking better questions. They’re thinking things through. They’re trying to get a clearer picture before making big decisions — and when it comes to mortgages, that’s no bad thing at all.
But here’s the bit most people don’t see straight away…
There’s a world of difference between getting information… and getting the right solution for your situation.
When “Good Information” Isn’t the Same as Good Advice
ChatGPT and similar tools can be incredibly helpful. They can help you understand:
- How affordability is generally assessed
- What lenders might look for
- The difference between fixed and variable rates
- Broad options for things like remortgaging or raising funds
And that’s all useful — it gives you a picture you can start to see and make sense of.
But mortgages don’t work in neat, general rules.
They work in shades of grey.
I often speak to clients across Cardiff, Newport, Swansea… and equally down in Bournemouth, Poole, Dorchester and Weymouth… who’ve been told by an online tool that something should be possible — only for reality to feel very different when they try to act on it.
That’s not because the tool is wrong.
It’s because it doesn’t know you.
The Detail That Changes Everything
In my day-to-day work, it’s rarely the obvious things that cause problems.
It’s the small details:
- A missed payment from years ago
- Self-employed income that looks fine on paper but is structured awkwardly
- A property type that certain lenders quietly avoid
- A plan to raise funds that makes sense emotionally, but needs shaping financially
These are the bits you can feel are slightly off, even if you can’t quite put your finger on why.
And this is where experience comes in.
Because I’m not just looking at what should work — I’m thinking about which lenders will actually say yes, and how to position your case so it lands well.
ChatGPT Is a Tool… Not a Decision Maker
I sometimes describe it like this:
ChatGPT can give you a map.
But it doesn’t walk the road with you.
It doesn’t pick up the phone to a lender.
It doesn’t sense when a case needs presenting differently.
It doesn’t adjust course when something unexpected crops up.
And mortgages… they have a habit of doing exactly that.
So rather than seeing AI as a replacement, I see it as a starting point — something that helps you gather your thoughts before we sit down and turn that into a proper plan.
Blending Modern Tools with Old-School Advice
The best outcomes I’m seeing at the moment come from a blend of both.
Clients come in better informed — they’ve heard the language, they’ve explored ideas — and that makes our conversations sharper and more productive.
From there, my role is to:
- Sense-check what you’ve found
- Translate general advice into something specific to you
- Structure your application in a way lenders respond well to
- Guide you through the process so there are no nasty surprises
It’s not about overcomplicating things.
It’s about making sure what you’re doing actually works in the real world.
A Quick Practical Tip
If you are using ChatGPT or anything similar, here’s one simple way to make it more useful:
Don’t just ask broad questions like
“Can I get a mortgage?”
Instead, describe your situation as clearly as you can:
- Your income type
- Any past credit issues
- What you’re trying to achieve
The more you put in, the clearer the picture becomes.
Then — and this is the important bit — take that output and run it past someone who deals with lenders every day.
That’s where it turns from “interesting” into “actionable”.
Final Thoughts
I genuinely like the direction things are going.
People are becoming more engaged, more curious, and more willing to understand their options.
But when it comes to something as important as your home, clarity matters more than confidence.
And confidence without clarity… can lead you down the wrong path.
