I was speaking to a client in Cardiff the other day who said something that stuck with me.

Now, that’s a bit of a shift.
For years, most people would go onto Google, type something like “mortgage broker near me”, scroll a bit, and make a few calls. That was the way of things. Predictable. Familiar.

Where That Leaves People Like Me
Now, you might think this replaces mortgage advisers.
In reality, it does the opposite.
What I’m finding is that by the time someone comes to me now, they’ve already seen a bit, heard a bit, and felt their way through the basics. They’re not starting from scratch.
But — and this is important — they’re often unsure what actually applies to them.
That’s where the real conversation begins.
Because no AI, no search tool, no article can fully understand your situation. Your income, your plans, your concerns… the little details that make all the difference.

Here’s the part I gently warn people about.
AI can give very good general guidance. But mortgages don’t live in the world of general advice — they live in the details.

But when it comes to making a decision — that’s where a proper conversation comes in.
Sitting down (or having a proper chat), going through things step by step, and making sure everything lines up with your life.
Because what works for one person in Swansea might not suit someone in Cardiff or Bridgend at all.
I always say — it’s about clarity and confidence.
Seeing your options clearly.
Hearing what each route really means.
And feeling comfortable with the decision you make.
A Bit of Straightforward Advice
