UK Budget: What It May Mean for Homebuyers & Homeowners By Ian Rogers, C A Mortgage Services

Every time a Budget approaches, my phone starts lighting up like a Christmas tree in June. Buyers wondering if they should “wait and see”, homeowners asking if now is the moment to remortgage, and a few who simply want to know whether things are about to get easier or harder.

And honestly? I get it. When you’re trying to plan around your home — the place you raise your kids, hang your coat, and feel settled — uncertainty doesn’t help. So let me share what I’m seeing, what might be coming, and how you can position yourself wisely.

A Budget With Housing in the Crosshairs

We’re long overdue a Budget that properly addresses homeownership, and all signs suggest housing will take a front seat this time.

You may see headlines floating around already, hinting at targeted support for first-time buyers, possible easing of stamp duty burdens, and talk of unlocking more lending options. None of this is confirmed, of course, but we’re hearing enough whispers to take the early signals seriously.

Will We See Stamp Duty Reform?

There’s strong political appetite for some movement, particularly for first-time buyers and those moving within lower to mid-range price brackets.

What might that look like?

  • Higher thresholds before stamp duty kicks in
  • Temporary reliefs extended
  • Incentives for downsizers to help free up housing stock

Interest Rates: Still Easing, Still Not Racing

Rates have already started easing, and the expectation is a continued gentle drift downwards rather than anything dramatic.

Support Packages for Housebuilding & Green Upgrades

Don’t be surprised if the Budget includes incentives for developers or green home improvements.

A Word on Remortgaging Before the Budget

Most people are far better served by reviewing early, holding a product in reserve, and giving themselves breathing space.

The Bigger Picture: Confidence Matters More Than Headlines

Budgets come and go. Headlines jump up and down. But the long-term trend for the UK housing market stays steady.

If You’re Unsure, Let’s Talk Before the Budget Lands or straight after it on Wednesday 26th November 2025.

Whether you’re looking to buy, remortgage, or simply want a clearer view, get in touch.
