The Truth About Green Home Upgrades and Your Mortgage

The Truth About Green Home Upgrades and Your Mortgage

Can solar panels, heat pumps or insulation really boost your home’s value—and will lenders reward you for it? Let’s unpack it properly.

We’ve All Heard the Hype—But What’s Real?

I’ve sat at a lot of kitchen tables over the years. Whether it’s a young couple buying their first home or someone remortgaging after 15 years, there’s always that moment where someone brings up energy efficiency. “Should we get solar panels?” “Do air source heat pumps actually work in winter?” Or the classic: “Will this help with our mortgage?”

Let me tell you something straight off: I’m not here to sell you a boiler with a bow on it or convince you that stuffing your loft with insulation will magically double your property value. But I am here to tell you the truth. And the truth is—green upgrades can be brilliant… if you go in with your eyes open.

Why Green Upgrades Can Add Value (But Not Always the Way You Think)

Let’s start with the basics. Yes, improving your home’s energy efficiency can make it more attractive to buyers—and in some cases, it can nudge the value upwards. But this isn’t some kind of shortcut to a six-figure windfall.

What buyers actually want are lower bills, less maintenance, and the sense that they’re buying a “future-proofed” property. An upgraded EPC (Energy Performance Certificate) can help your home stand out, especially in a competitive market. More and more buyers are looking for homes that are ready for the energy realities of the next 10–20 years.

But—and it’s a big but—plastering your roof with solar panels doesn’t automatically mean your home is now worth £25,000 more. The value depends on a few things:

The quality and lifespan of the installation

Whether you own the panels outright or they’re leased

How integrated the system is with the rest of your home

Whether the area you live in values these upgrades (South Wales buyers often do!)

In short, value isn’t just about money—it’s about desirability. That’s where green upgrades can really shine.

Do Mortgage Lenders Care?

Now this is where things get interesting.

Some mortgage lenders are starting to offer “green mortgages.” These might give you slightly better interest rates or cashback if the property has a high EPC rating (typically A or B). Others will offer better terms if you commit to upgrading your home’s energy efficiency after purchase.

But don’t assume that you’ll get a better deal just because you’ve installed triple glazing or wrapped your house in sheep’s wool. The reality is, most mainstream lenders still look at your income, credit score, and loan-to-value ratio before they consider the energy rating.

That said, I’ve helped clients in Cardiff, Newport, and up in the Valleys secure some very decent offers by combining energy improvements with strong financial planning. The key is to know which lenders actually walk the talk when it comes to green incentives—and that’s something I keep a very close eye on.

Upgrades That Make the Most Sense (From a Mortgage Advisor’s Chair)

If you’re looking to remortgage or release equity to fund improvements, here’s what I’d consider:

Solar Panels

Can reduce energy bills and appeal to eco-minded buyers. Just make sure they’re owned outright.

Insulation (Loft, Cavity Wall, Solid Wall)

Boring but brilliant. Improves EPC rating and comfort. Often one of the quickest wins.

Air Source Heat Pumps

Great in newer or well-insulated homes. Expensive to install but increasingly popular. Think of it as a long-term investment.

Double or Triple Glazing

Helps with warmth, noise, and value—but check how much it actually improves your EPC.

Smart Thermostats

Not game-changing on their own, but add up with other upgrades.

If you’re thinking of remortgaging to fund improvements, talk to someone first. I’ve seen people dive into upgrades that didn’t move the dial much—and cost them more than they saved.

Local Wisdom Still Matters

Down here in South Wales, every home tells its own story. From stone terraces in Pontypridd to post-war semis in Swansea, one size never fits all. Some properties benefit more from green upgrades than others, and not every lender will see things the same way.

This is why real, honest advice is worth its weight in gold. I’ve worked with enough local lenders, surveyors and energy assessors to know what’s likely to fly—and what’ll just blow a hole in your budget.

One Last Bit of Advice…

If you’re thinking about going green, do it because you want a warmer, cheaper-to-run, more comfortable home. If you also get a better mortgage deal, improved value, or a quicker sale down the line—well, that’s the cherry on top.

But always—always—check with someone before you put big money into upgrades thinking it’ll transform your financial position. Because what you’re really investing in is peace of mind, future resilience, and maybe even a cleaner conscience.

And that? That’s priceless.
